NORTH AURORA – Village trustees Monday continued discussion on the proposed rezoning of land on the west side of Orchard Road from estate residential to business zoning and multifamily housing.
Resident Lisa Quigley, who has voiced her opposition to the proposal, reiterated those concerns during the Committee of the Whole meeting.
“It will only increase traffic along Deerpath Road,” Quigley said.
Since 1992, Quigley has lived on Deerpath Road in Batavia Township near the 41-acre property in question. Quigley said she was concerned about additional traffic and an access road that would be built between Deerpath and Orchard roads as part of a development.
The property is owned by the Stan Zepelak Trust.
Village trustees directed staff to work with the petitioner to develop standards for the R-4 zoning, such as height restrictions.
“We have to work with the developer to see what will work,” Trustee Mark Guethle said.
Not all trustees agreed.
“This was supposed to be a bigger, open area for the village,” Trustee Vince Mancini said. “I don’t think there is a need for it. We haven’t built out yet.”
Attorney John Philipchuck, who represents the trust, said his client needed flexibility.
“Let us have the opportunity to bring in something, at the minimum, town houses,” he said.
