SUGAR GROVE – Sugar Grove officials are taking another look at their zoning ordinances after receiving an inquiry from a developer interested in building senior housing in the village.
Richard Young, community development director for the village, said he recently has seen a couple of inquiries from developers, but no official applications have come in yet. That hasn’t stopped village officials from assessing their residential zoning ordinances.
“We started looking at our zoning ordinance, and it’s not sufficient with where it should be at,” Young said. “We’re looking at an amendment in the code for opportunities for independent living, congregate care and nursing homes, and how those best fit into the community.”
Young said one developer expressed interest in building an age-restricted, 60-unit, independent living apartment building on the north side of Galena Boulevard and west of Route 47.
Village officials started the process of reviewing its residential zoning ordinances in January, and village staff asked the board to consider different types of age-based housing and which areas of the village might be deemed appropriate for them, according to meeting minutes.
Young said Sugar Grove doesn’t have much housing that’s targeted specifically for seniors, other than a few pockets of town homes.
He said village officials have looked closely at how zoning ordinances should be expanded in detail rather than assigning general land-use categories.
Young said developer who inquired about senior housing is still in the pre-application phase, and a concept plan review is scheduled for March 5.
“I think it’s good to have housing opportunities for all age groups,” he said. “This is just one segment, and it’s one that’s growing because of aging baby boomers, so it’s important to take a look at it.”
