NORTH AURORA – Village officials have given the green light to a developer that wants to build a hotel on Orchard Road in North Aurora.
Trustees on Monday unanimously approved an amendment that will reduce impact fees for the developer along with creating a separate liquor license classification so the hotel owner/operator can apply for a liquor license.
As proposed, Motels of North Aurora LLP would pay $90,000 less in traffic, water and storm sewer connection fees.
Motels of North Aurora wants to build a four-story, 92-room Fairfield Marriott Inn and Suites hotel on Orchard Road in North Aurora, across the street from the North Aurora Auto Mall. The developer also owns a Holiday Inn off Orchard Road in Aurora. Trustees also approved site plans for the development, as well as a special use permit. They approved a deviation to the height limit of 35 feet to allow for the proposed hotel, which will have a peak height of 55.25 feet. The majority of the hotel will be 45 feet in height, North Aurora Community Development Director Mike Toth said.
“Staff finds the additional building height will not only provide the applicant with the appropriate number of rooms for their business model, but also allow the building to have a greater visual presence from I-88,” Toth said in a memo to trustees.
Staff had proposed a fee reduction of $78,555, based on traffic impact analysis and sewer usage fees. But attorney John Philipchuck, who is representing Motels of North Aurora LLP, said that the developer needed a fee reduction closer to $100,000 in order to start the project. After that discussion, staff looked for additional ways to cut fees. Village Administrator Steve Bosco said hotels require rather large water connections.
“A 4- to 6-inch water connection fee would cost between $20,990 and $35,870,” Bosco said.
