SUGAR GROVE – Plans for further development have begun in the Settlers Ridge subdivision in Sugar Grove.
Pulte Homes has two model homes under construction, with a scheduled model grand opening Sept. 9.
There will be four speculative homes that Pulte is starting new. The four speculative homes will be available for interested buyers this year. Pulte said it has been receiving an abundance of calls from people interested in the lots it is selling.
“We have over 200 people on our waiting list,” said Rob Getz, vice president of land acquisition at Pulte Group Inc. “People have been calling and asking about it. We’re bringing Settlers Ridge back with a bang. Once we get going, we aren’t going to stop. It’s a wonderful community.”
Pulte Homes will sell the existing 86 lots in the Settlers Ridge subdivision, and – from there – Pulte Homes or another developer will develop the remaining 300 acres to the west.
“We hope that the 86 developed lots are built on over the next two years,” Village President Sean Michels said. “Then, Pulte or some other developer will develop the vacant 300 acres to the west. Based on our development standards, there would be 600 to 900 homes in this area.”
Prices for the new homes built by Pulte in Settlers Ridge will start around $276,990 and will climb toward $367,990, according to the Pulte Homes website.
The Settlers Ridge subdivision is home to Frontier Park and three miles of walking trails, where residents and community members can walk, bike and run. The subdivision has close access to grocery stores, Interstate 88 and Route 56.
Pulte’s nine home designs include a mix of one-story and two-story homes, with open layouts and unique rooms for gatherings and dining areas.
Michels is pleased with the desirable features that developers, including Pulte Homes, have offered with their home designs.
“In the last 20 years, developers have offered nicer amenities,” Michels said. “They have listened to our requests. They have put masonry on the exterior, created a new line of homes and offered a variety of doors for garages, which can get expensive. I think people will subconsciously notice.”
