NORTH AURORA – North Aurora officials are reviewing a 374-unit residential development request for the former Fox Valley Golf Course from DRH Cambridge Homes.
The firm wants to build single-family detached residences along with duplexes and townhouses on the vacant 102-acre site at 2500 N. River Road (Route 25), previously home to a golf course and banquet facility.
Developer representatives outlined their proposed plan during a public hearing by the North Aurora Plan Commission on March 6, which nearly 100 people attended.
The plan for the development – called Lincoln Valley on the Fox – includes 149 single-family detached homes, 57 two-family dwellings with 114 total units, and 33 three-unit townhouses in three distinct neighborhoods.
Currently, townhouses and two-family dwellings or duplexes are prohibited under the property's existing R-1 single-family residential zoning. To build the development, DRH must obtain a zoning variance.
The entire proposed development is age-targeted for older citizens, featuring yard and landscape maintenance and snow removal provided through a homeowners association. In that regard, it conforms with a goal in the village's comprehensive land-use plan to expand residential options for seniors.
