The first things you should do after buying a house involve safety and security.
Change the locks because you never know who may have a spare key! Reset the key code s for garage doors and gates, test the fire and carbon monoxide detectors and check the temperature of your water heater.
Find the right fire extinguisher for your home. There are five different types of fire extinguishers with different uses, from extinguishing cooking oils to wood and paper.
Once you complete these immediate tasks, turn your attention to maintenance planning.
Set reminders on your calendar to perform some basic maintenance chores. Clean out the dryer hose and vent annually, and change your HVAC filters at least once a season. Schedule HVAC maintenance for spring and fall.
Clean your gutters at least twice a year, and drain your water heater once a year.
Don’t ignore the small items on your inspection report. Minor issues can cause cumulative damage!
Make sure you are ready to handle an emergency in your home. Create an emergency contact list and post it where they’re easy to see. Include your insurance agent, plumber, electrician and utility company.
Locate the main water shut-off valve. Every homeowner has dealt with a busted pipe at least once!
Find the circuit box and ensure all circuit breakers are labeled. Find the gas shut-off valve. Test the sump pump, especially before the rainy season starts. Assemble an emergency supply kit with a flashlight and batteries, non-perishable food and water, blankets and a radio or cell phone with backup batteries.
Store copies of important home documents, including your property survey, inspection report and insurance documents.
Finally, set a reminder for all key bills, including your mortgage, so you’re never late!
